The Squaire – New Work City
In global business, office concepts also have to adapt to changing conditions. The New Work City is one such concept – at the ideal location in the hub between airport, train and car.
The Squaire – a word coined from “square” (for the public space) and “air” – is, exactly as the name suggests, a multi-functional building put to a wide range of uses, from offices, gastronomy and hotel businesses to infrastructure, at a rather special location. A superlative project. 660 metres long, 65 metres wide and with nine floors, it disguises 60,000 cubic metres of concrete, 20,000 cubic metres of steel and 2,000 panes of glass on a 145,000 square-metre facade. 350,000 tons weigh heavily on the shoulders of the existing ICE main line station, on the plateau of which the building has stood since 2007. By way of comparison, the largest passenger aircraft in the world, the A 380, weighs about 560 tons when full. A total of 86 V-shaped supports bear the seemingly futuristic architecture, which on the inside, is like an entire town under one roof.
The “New Work City” is a place in which around 7,000 people work every day and 10,000 passers-by use the service facilities, making it well worth thinking about daily work routines and how to optimise them. The focus is on the individual and the management of his time. The working environment, the atmosphere, networking and short distances, all affect well-being and are directly connected to productivity. This is also confirmed in a study undertaken by the US consultancy Art Gensler, according to which the motivation and sense of belonging of 90 percent of the workforce depends on their working environment. Just as an attractive environment can be a crucial deciding factor in the competition for the “best minds”. Communication is also an important instrument. Because many innovative ideas come out of personal conversations, away from the regular work routines. And according to a study by Professor Tom Allen from the Massachusetts Institute of Technology, 80% of all important decisions are made face-to-face, at meetings, business lunches and conferences.
This is why there are various opportunities for official and informal meetings – in the atria, restaurants and cafés, in the business lounge and in the business and conference centre. At the same time, day-to-day management is made easier, with a concierge service, a medical centre, fitness and wellness offerings, shopping opportunities and childcare.
