Office Design & Realization

August 2017 – Last year, HIAG Immobilien Schweiz AG extended the premises of its headquarters in Zurich. e company leased an additional storey on the top oor of the building at Löwenplatz. e oor was previous- ly rented out for residential purposes and stretches over approximately 130 qm2. e dark old-style apartment with carpeted oors and tted kitchen was to be transformed into spacious and comfortable o ce spaces that radiated a special lightness. A place where the project managers of the real estate company could withdraw and meet privately with architects, interior designers and other partners so that they could focus on the respective task in hand in a positive atmosphere.

e Zurich interior design o ce Kepenek GmbH has been commissioned with the concept, design and execution of the renovation work. e company had already worked successfully with the client on other projects. e owner Mia Kepenek and her team focused on two essential aspects here: the atmosphere that needed to be created and the bene ts for the people working in the premises. „Creating a positive feel is fundamental in this case as we want, rst and foremost, to make people happy through our work,“ says Mia Kepenek.
„Our design centred around the following elements to create comfortable business premises: a generous sense of space, linear style and high-quality materials,“ explains interior designer Mia Kepenek. anks to the vertically run- ning felt elements, the oor plan could be freely laid out in multiple possible con gurations whilst also creating the desired open space e ect. e exible positioning of the sliding panels meant that the entrance area, the o ce spaces and the lounge with its tted kitchenette could be openly interconnected or partially closed o . e room dividers in the suspended ceiling simultaneously act as visual screens as well as optimising the acoustics.
e selection and e ect of the ooring rounds o the design concept perfectly. Mia Kepenek and her team opted for the Formpark parquet from Bauwerk in the natural oiled oak option. is parquet ooring is available in two dif- ferent sizes and can be installed in over 25 di erent patterns. e interior designer used three di erent installation patterns to redesign the o ces of HIAG Immobilien Schweiz AG in order to emphasize the division of the premises into di erent areas. e intention was to also retain the open space e ect at the same time
n werden.

„We chose parquet for the oors because it creates a smooth transition between the patterns. is made it possib-
le to implement our design concept and the parquet comes into its own as it optimally underscores the e ect. e incidence of light and the installation methods chosen accentuate the subdivision of the areas thanks to the di erent patterns. At the same time, we loved the simplicity of parquet,“ sums up Mia Kepenek.
